Forclosed homes
Anyone buy one lately?
There are a ton out here and there are some really great deals, but is there a danger of the previous owner being angry about losing their homes and vandalizing it after its been sold? |

Shotgun ownership should go along with home ownership

That's what insurance is for. And large dogs. And guns.
The first thing I would do if I were to purchase one would be to change all of the locks....immediately after signing the closing papers. |

Bought a couple, no issues like that. They're mad at the bank and try to destroy the place before leaving usually. Torn out copper wiring, graffiti, ripped off cabinets, etc. are common. That all should be obvious before buying.

I got a foreclosed home, but mine was a 95% complete new home that was foreclosed on the builder. He lost like 9 properties at the same time. We had it preinspected before we put the contract on it since we know a really good home inspector that gave us a deal, so we didn't risk that much. We came out with an exceptional deal. Didn't have to worry about previous owners cause the builder wasn't really that interested in being a builder anymore cause he went back to a previous career as an engineer.

If it is a foreclosed home, the previous owner is long gone. The horror stories (overblown, imo) about people damaging a house after the contract is signed usually a short sale situation, aka pre-foreclosure.

house across the street that my workmate bought really didn't need anything other thn yard work. they painted it, but like any house, they wanted their colors. just make sure to get a good inspection.
