if you're going to do tennessee, I would rather do chattanooga.....More recreation opportunities, less country music tourist traps, and close to Atlanta.

As you can probably tell I wouldn't recommend Houston dubbs. Don't sweat the property tax thing too much. Look at what you would be paying combined for property tax and state income tax in NY and compare that to just the property tax in Texas (no state income tax there) and you will be close to break even if not coming out ahead.

You find the same high property taxes in Florida, another state without an income tax. If you love the water I'd recommend looking there. If you don't you may hate it.
